"Have you set up a Facebook page to help market my house? The agent that was here before you has." What would you say and do if you were hit with this question by a potential seller during your listing presentation? Would you feel like a deer in headlights?
Of course having a Facebook listing page is just one way to market a home. However, Facebook is the most popular social network. If Facebook is where eyeballs are, shouldn't your listing be there?
A Facebook listing page presented at a listing presentation can accomplish several goals. First, it shows the seller that you have already worked hard to secure the listing. "Here is what I have already done for you, I have created a Facebook page for your home" is a much more powerful statement than saying "I am going to make a Facebook page for your home if you give me the listing". Powerful because the seller can see the page on your laptop, IPad, or on a TV screen (best!).
Second, a Facebook listing page will show that your marketing plan is a step ahead of your competition. Imagine you are the first agent to make a presentation to a seller. You are putting the next agent(s) at a disadvantage if they have not made a listing page! Make sure to prompt the seller to ask your competition if they have set up a Facebook page.
Next, it gets your client involved in marketing the property. You ask your client, "How many friends do you have on Facebook?" Most people have one hundred friends on Facebook, conservatively. You tell the seller "With your permission once your home is listed with me, I am going to share your listing page with my friends on Facebook. Do you think if you say to your Facebook friends that you are selling your house, please share this page with your friends to help me get it sold, that some of them would?"
Finally, a Facebook listing page gives you exposure about what you do for your sellers to a large group of people. Instead of using the old, tired marketing technique of saying how great you are, you are showing off how your marketing is about the seller. "Wow, this is pretty cool" is the reaction you are seeking, and it can be achieved with a Facebook listing page.
A good Facebook listing page has pictures of the property, a link to a virtual tour, a QR code, to a property website, and a status update with where to text to get more info. Here is a sample:
